Make sure the water is working properly in all rental units. Apartments without water can quickly develop into unsanitary living conditions. Make sure you replace any broken or worn out fixtures, such as the shower head, bathroom faucet, kitchen faucet, and etc.
Make sure all appliances are in good working condition before an apartment is rented out. Appliances should be inspected on a regular basis to make sure they are safe to operate. Also, make sure all appliances are thoroughly cleaned. Any damaged items should be immediately repaired or replaced. Appliances may include: a refrigerator, stove, washer & dryer, air conditioner, and etc.
Carbon Monoxide and Smoke Detectors
Every unit should have an adequate amount of working carbon monoxide detectors and smoke detectors, according to New York State codes. Although it is the tenant’s responsibility to make sure their batteries are replaced regularly, it is the landowner’s responsibility to have the detectors installed properly.
Make sure the heating is working properly so it’s comfortable for your tenants during the cold season. In New York, the heating season begins on October 1 – May 31. New York State suggests that the temperature be 68 degrees between the hours of 6:00 am – 10:00 pm, when the temperature usually falls below 55 degrees.
The rental property maintenance checklist above will ensure that you will not forget any important detail when preparing to rent out an apartment.
